Existen muchos conflictos a la hora querer poner un toldo en la comunidad, ya que efectivamente se necesita el consentimiento de la comunidad pero, además, debe ser unánime, es decir, que al ser un cambio que afecta a la estética del edificio, debe ser incluido en el orden del día de una Junta, necesitándose el voto favorable de todos los propietarios. Con este acuerdo se persigue que las fachadas de los edificios mantengan una estética uniforme y acorde al entorno, evitando que cada vecino disponga a su libre albedrío provocando un impacto visual desagradable. El color del toldo, las dimensiones del toldo debe ser votado en junta y requiere de la conformidad de la mayoría.
En cuanto a la temática de los cerramientos se considera una alteración del estado exterior del edificio que tienden a exigir un acuerdo unánime de todos los propietarios para el cerramiento de terrazas y balcones.
Tanto si se quiere poner un toldo como si se quiere realizar un cerramiento hay que informar al presidente de la comunidad para que se incluya este punto en el Orden del día de la Junta para ser debatido y votado. Además, habrá que dar explicaciones sobre el modelo, el material o el acabado estético del cerramiento.
En el caso de que haya un solo vecino que se oponga a la petición, no podrán iniciarse las obras.
Recuerden que, en la mayoría de las veces, se necesitará contar, además, con el permiso del Ayuntamiento al considerarse modificaciones en las fachadas que en ocasiones pueden contravenir normativas municipales
